Tamil Nadu Chief Minister C. Joseph Vijay on Monday (August 17, 2026) launched compulsory ‘Presence-less Registration’ of the first housing plots and first apartments in multi-storeyed housing flats.

A State administration press release said the administration had already introduced ‘anywhere registration’, allowing people to register their properties and documents without visiting the registrar’s office.

‘Presence-less Registration’, office-holders said, was aimed at improving efficiency and transparency in registration without visiting registrar offices.

As per the procedure, those who want to register should create a login ID and submit their documents online. The seller, buyer, and witnesses should upload their Aadhaar cards. It will be verified.

Registrars should register the property documents submitted online within 24 hours or send them for correction or reject them. The registrars should verify the documents by following the existing procedures and register them. Documents returned for correction should be resubmitted within 30 days. After registering the documents, the registrar should affix his digital signature and make them available in the beneficiary’s login. Certified copies can be collected after 60 days.

One of the important safeguards of ‘Presence-less Registration’ is the colour of the endorsement. It will be in Dynamic Random Five Colours and will change every time. The original colour digital copy will be available for 60 days in the beneficiary’s login, helping them identify the colour of their registration documents.

There are also provisions to prevent the creation of fake copies. Each page of the document will have a QR code carrying the document number, date of registration, and nature of the document. If there is any change in the paper document, it can be compared with the digital document. The X symbol will indicate the changes in the digital document.
